Home Loan Process & various steps involved:

There are various steps involved in getting a Home Loan from selecting your property to filling up the loan application. Following are the various stages in Home Loan:
  • The first step involved in the process is to find your property which is followed by the verification of property documents, post that the documents are examined & simultaneously you can start searching for the lender who can offer the BEST Home Loan Deal after checking your eligibility criteria.
  • Know the Home Loan Eligibility: Banks offer the loan amount only after checking your profile & based on various eligibility criteria's like age, income & salary banks lend you the money.
  • Select the Best Home Loan after evaluation: Comparing home loan interest rates is the primary feature in the home loan selection, however other fees & charges like Application fees, processing fees, legal charges should not be neglected when comparing various loan offers.   • Applying for the Loan : After you have selected your lender, you have to fill in the application form wherein the lender requires complete information about your financial assets & liabilities; other personal & professional details together with the property details & its costs.

  • Credit & default check: Bank checks out the borrower's loan eligibility (through repayment capacity) & the amount of loan is confirmed.   • Bank checks the legal documents: The bank further asks the legal documents of property from the borrower to check its authenticity so as to keep them as a security for the loan amount given. The next step involved is the valuation of the property by the bank which determines the loan amount sanctioned by the bank.
  • Signing of agreement & the loan disbursal: The borrower signs the loan agreement & the bank disburses the loan amount.

Types of Home Loan:

There are different types of home loans available in the market to cater borrower's different needs.
  • Home Purchase Loan: This is the basic type of a loan which has the purpose of purchasing a new house.
  • Home Improvement Loan: This type of loan is for the renovation or repair of the home which is already bought
  • Home Extension Loan: This type of loan serves the purpose when the borrower wants to extend or expand an existing home, like adding an extra room etc.

Documents Required For Home Loan (Salaried) :


  • Photographs- Cross signature should be on the photographs by self.
  • Pan card
  • Residence proof - not less than two months old either your name or your wife.
  • Appointment letter of present co. & Reliving letter of previous company-If have been joining less than one yrs in present co.
  • Form -16 (Assessment year 2010-11& 2011-2012).
  • Pay slip- should be latest 3 months.
  • Original Bank statements- of last 6 months from salary account.
  • All Loan Repayment Schedule if you have.
  • Original Bank Statements of credit running emi if you have.
  • One processing fee cheque in favour of Axis bank Ltd amount of Rs.11030/-

Note :- All above papers would be photocopy you're as well as yours wife if taking her income for loan eligibility and self attested.


Documents Required For Home Loan (Self Employed) :


In-case of Proprietorship firm :

Documents Required For Home Loan (NRI) :

  • Photographs- signature should be on the photographs by self.
  • Pan card copy
  • Residence proof (India & Abroad)
  • Passport copy (including front, last, copy of exist& arrived immigration stamped for last 3 years) pages of passport with latest valid visa.
  • Contract letter or appointment letter (last 3 year)
  • Abroad local salary A/C bank statement of last 6months.
  • Pay slip of last 6 months.
  • GPA (GPA holder can make should be in blood relation on Rs100 stamp paper incase NRI present in India at the time of GPA made otherwise Purchase date of Stamp Paper should be before exit from India of NRI). OR GPA attested by Indian embassy of abroad with ATTESTED BY SDM of GPA holder area (in case of NRI has been going abroad from 180 days time)
  • Pan card of GPA.
  • Residence proof of GPA.
  • GPA should be Co. Applicant in the home loan applicant form.

Note :- You have to self attest to all above papers than scan and send by mail to me. If you are stay abroad before 180 days than you have to attest GPA FORMAT through Indian embassy of there abroad ,which is attached with attachment.


Documents Required For Home Loan (Balance Transfer) :

  • Photographs- Cross signature should be on the photographs by self.
